Moser Enterprises has teamed up with Pasquinelli Development Group and Melvin Isenstein to form MPI Communities joint venture. It is within this entity that Moser has developed such master-planned communities as Grande Park in Plainfield and Grande Reserve in Yorkville. Master-planned communities are larger than a typical subdivision and include additional amenities and conveniences including large parks, clubhouses, aquatic centers and much more. They require careful planning of land development and meticulous and accurate costs analysis. Master-planned communities usually include commercial areas and also allow different builders to build a full range of housing options (from condos to townhomes to single family) in the same area. Our company, best known for developing in the Naperville area, is now developing outside of Chicagoland in emerging markets through joint ventures with other developers. In the late 90s, our business was mostly in the custom home building market in Naperville, for example, the Ashbury development. Currently, our future is in master-planned communities and income producing properties. Moser Plaza located in downtown Naperville, Illinois at the corner of Main Street and Water Street will offer 17,059 sq.ft. which includes the top floor of 5,924 square feet for Moser Enterprises. The first and second floor office space are leased for the new Naperville home of Northern Trust Company. Moser Plaza is Moser Enterprises’ first solo venture into income producing properties, and currently their only exclusively owned project. Moser Plaza is just the beginning of the vision Moser Enterprises has for this area south of the Riverwalk in booming downtown Naperville a city of over 135,000. Moser Enterprises has also acquired the land from Webster to Main Street on the south side of Water and have plans to co-develop the land within the next couple years. The development will be proposed as mixed-use, commercial and residential, and will include a parking deck with a contribution of public parking to the City.
